Difference between planning and building regulations
There is a difference between planning permission and building regulations approval.
Our two teams work closely with each other but it is important to understand that the two are different. Each application is considered under different laws and the way we handle the two types of application is different.

Planning permission
Planning permission controls the way our towns, cities and countryside develop. The government gives us the power to control where people build and what they do with land. Without this control residents or the environment could be badly affected. Planning permission is needed for most types of new development or changes to the use of land. Our Development Control team handle planning permission applications.

Building regulations approval
Building regulations are standards that apply to all buildings to make sure they are safe for people who are in or around them. The regulations cover the technical aspects of construction work and cover matters such as fire safety, disabled access, energy conservation, insulation, drainage and ventilation. There are two types of building regulations application: Full Plans and Building Notice.
