Development Control in Stoke-on-Trent

Our principal role is to process planning applications. There are several different types of applications depending on what development is proposed.

This involves assessing the development proposal, considering consultation responses, negotiating improvements to the proposal and making a recommendation on whether permission should be granted or refused. This sometimes requires a report to the Development Control Committee.

The most important consideration in dealing with planning applications is the planning policy background.

We provide advice to householders and businesses about the need for planning permission. In many cases, erecting buildings, fences, etc., carried out by householders does not need planning permission.

Development Control is also responsible for dealing with the law relating to Trees and Hedgerows in the city.

Within the group, there is an enforcement team who investigate complaints about possible unauthorised development and encourage works to improve the environment of the area.

We also deal with planning and enforcement appeals.
