How we make planning decisions
How long does it take?
We carry out publicity by means of neighbour letters, notices posted on or near the site and newspaper advertisements, depending on the type of application. We also consult expert bodies such as the Environment Agency. Our target for a decision is eight weeks, and thirteen weeks for major applications.
Who makes the decision?
About nine out of ten applications are decided by planning officers under "delegated powers". The rest are decided by the Development Control Committee. These are usually the larger or more controversial applications. The Council's Consitution sets out how decisions are delegated to officers. Follow this link to view the Constitution.
Where applications are reported to the Committee, there is a system of public speaking.
What if permission is refused?
If we refuse your application you may wish to discuss the reasons for our decision. You have a right of appeal. Follow the link from this page to find out more about planning appeals.
If you have made written comments about an application, we will inform you of our decision. Objectors cannot appeal against any decision we make to grant permission.
