Land Charges

We hold important property information that is required when you are buying or selling property or land. You cannot get this information elsewhere.  Searches of this information are usually requested by solicitors via official search request forms. However there are different types of searches currently on the market, some of which are not compiled or insured by ourselves.  It is important that you understand the difference between the types of search available.  You have the right to request your preferred search type.

The types of searches

Searches that can currently only be completed by us and are covered by council insurance:

  • Official LLC1 Local Land Charges Register
  • Official CON29 “R” enquiries of the local authority
  • Official CON29 “O” enquiries of the local authority

Searches not completed by the council and not covered by council insurance:

  • Personal search - (this is collated and interpretated by a third party, via inspection of public registers only).

The Home Information Pack (HIP)

This pack was introduced 1 August 2007. It makes it law for sellers of all homes to include the LLC1 and CON29 "R" questions and answers in their selling packs.
