Building Regulations

What are the Building Regulations ?

Building Regulations are national standards that apply to all types of buildings, from major new developments to an extension/alteration to your home. They cover all aspects of construction including foundations, drainage, damp-proofing, the overall stability of the building, insulation, energy conservation, ventilation, heating, fire protection and means of escape in case of fire.

They also make sure that adequate access and facilities for people with disabilities are provided to buildings.

Today’s standards

The current standards, Building Regulations 2000, are made under powers provided in The Building Act 1984 and apply in England and Wales. The law is constantly being reviewed and designed to protect people in buildings.

What's the difference between Planning Permission and Building Regulation approval?

Planning Permission deals with the appearance of the proposal and the effect it will have on neighbouring properties and the general environment.

Building Regulations deal with the structural details of building works to ensure the health and safety of people in and around the building, conserving energy and providing access and facilities for disabled people.
